Office Leasing Terms

  • Standard Condition:

Office space listed as “Standard Condition” refers to office space that has no build outs, decorations, etc.  These units most often are delivered to the new tenant with a bare concrete floor, no walls, and no lowered ceiling.  The tenant is responsible for all build outs and interior design. This is the most common type of office space available in Bangkok.

  • Partly Fitted:

Office space listed as “Partly Fitted” refers to office space that has some decoration, walls, wall coverings, a lowered ceiling, lighting fixtures, etc.

  • Grade A Office:

Office space listed as “Grade A” is office space that is in a high quality, highly desirable building, most often new construction or recently renovated.

  • Serviced Office:

A “Serviced Office” is office space provided to small businesses, groups or teams, usually not larger than 100 sq.m.  These offices are fully built out and fully furnished with office furniture.  The units also feature other amenities, which vary depending upon the company offering the serviced office, but these amenities may include features such as, reception and canteen area, meeting rooms, phone and internet services and administrative support.  Serviced office companies can be contacted directly but Office Space Bangkok, may be able to help you find a better deal, at no extra cost to you.

  • Lease Term:

The “Lease Term” is the length of time the tenant agrees to lease the office space. Most commercial real estate agreements are set for a term of 3 years, however some landlords will allow shorter lease terms of 1 or 2 years.  The lease term of a serviced office is a maximum of 1 year and as short as 1 month.  Our agents can help you find the best lease term for your specific needs.
